One Market Lane

Designing inner city open space

One Market Lane is a new boutique mixed use building designed by Studio Pacific Architecture in the historic Taranaki Wharf Precinct. It houses offices, retail spaces and 44 luxury apartments with views over Wellington city and harbour. It is composed of a new building and a heritage building that have been integrated into a landmark form that sits at the intersection where the city grid meets the historic shoreline.

Boffa Miskell’s involvement started at the planning stage of the project. Some creative thinking around the District Plan rules enabled a conceptual transfer of heights from above the heritage building over to the new building – a concept that found favour with the Environment Court. The creative thinking was a collaborative effort between the developer, Studio of Pacific Architecture, Boffa Miskell and lawyers Morrison Kent. Wellington City Council officers were also key, being willing to consider non-complying options that would achieve a high-quality building and city urban design objectives.

Boffa Miskell also undertook the landscape design of the laneway. The building was completed in February 2015 and is a premier development for Willis Bond, the development company that delivered the project on the ground.
