Transforming the precinct from a place people visit into a place where people are.

The 3 Te Kehu Way development transforms a previously open-air parking space into a vibrant mixed-use commercial area.

At the heart of the Tower 3 development, the Arrival Court is a focal point. The L-shaped building created the opportunity for a north-facing Arrival Court sheltered from the prevailing wind and major road noise. Bathed in sunlight, the focus of this space was to design a welcoming environment where visitors can gather, linger, and relax.

The Arrival Court comprises curved amenity garden beds and seats. The arrangement has been considered to support movement and place activities, providing legible circulation routes and various pocket meeting spaces. The alignment of the elements includes setbacks and breaks offers spatial pockets of relief from passing circulation and allows for individuals or small groups to inhabit. The design maximised the greenness to refer to the stream bed environment that once existed on site, and to create a stronger relationship with the green-glazed brick façade of the building.

To mitigate the potential dominance of the adjacent car park space, the design team focused on placemaking over vehicle movement and parking. An integrated design language unifies the Arrival Court and the car park spaces.

The site design fosters a green and vegetated character. The layout has been carefully considered to retain the well-established avenues of plane and Pohutukawa trees. The proposed planting palette of native species refers to the natural history of the site. Amenity planting species selections have been considered to strengthen seasonal interest. Bio-filtration gardens have been introduced in the car parking aisles to improve water quality and manage water runoff.

The Tower 3 landscape design offers more than simply functioning as an entry space or car park. It creates a place to meet, stay and enjoy, and maximised the pedestrian amenity of the site as a whole.

The design phase commenced during the middle of the coronavirus pandemic in 2020. Communication and collaboration within the project team were at the forefront of the project’s success. Early Contractor Involvement (ECI) was implemented to de-risk the design and construction programme.
