Redeveloping an existing shopping precinct into a more diverse and characterful offering

Boffa Miskell provided urban design and landscape and visual assessment specialist inputs to the 277 and 309 Broadway redevelopment of Scentre Group’s existing retail mall in Newmarket.

Our urban design advice related the design of the new street-facing facades to Morrow Street, Mortimer Pass and Gillies Avenue, and how these relate to the internal layout, and the surrounding streetscape with reference to the current and developing urban context and character of this part of Newmarket.

Collaborating with Scentre Group's in-house architectural design team, we worked to ensure the massive scale of the project – spanning two city blocks – was broken down to a finer grain responding to the varied context and character of the surrounds including the retail and commercial centre and historic Highwic House backdrop.

The project was designed and delivered in a closely integrated manner with the neighbouring 309 Broadway development. Collectively these projects represent a significant reinvigoration and expansion of the retail function of the Newmarket Centre, which is second only to the Auckland City Centre as a retail hub.
