A high-quality mixed-use development for Hamilton East.

The former Hill Laboratories building in Hamilton East is to be refurbished into 19 high-end residential apartments.

The developer, Stark Property Limited, proposes to establish a further 21 apartments, including work-live units; along with approximately 1,800m2 of commercial and office tenancies within four new buildings. This master-planned, mixed-use development is known as ‘Hills Village’.

Boffa Miskell’s Hamilton planning team has worked collaboratively alongside Stark Property Limited and the wider Hills Village consultant team since 2018 in the development of the project. We advised Stark Property Limited on planning requirements, prepared the resource consent application for the project and liaised with Hamilton City Council through the consent processing period.

Boffa Miskell has been a client advisor on other project-related processes, including obtaining an archaeological authority under the Heritage New Zealand Pouhere Taonga Act and a development contributions remission under the Local Government Act. This has culminated in Hamilton City Council granting a non-notified resource consent which has provided Stark Property with suitable flexibility to accommodate a range of complementary land uses.

Situated on a prominent location adjacent to Waikato River and close by to Hamilton’s CBD, Hills Village will facilitate the adaptive reuse of the existing building and activate a largely vacant site; thereby positively contributing to the ongoing revitalisation of Hamilton East.
